Rental Application Process
In order to apply for one of our available rental properties, ALL applications must be submitted online through our website and application portal.

Each resident over the age of 18 must submit a separate rental application.
($75 non-refundable application fee).
The application fee is payable through the application process.
Applicants need to have the following documents ready to UPLOAD when applying:
- Identification (driver’s license, passport, etc.)
- Last 2 paystubs equal to 1 month income Verification OR opt in to connect to bank
account/payroll provider for verification
Application Processing timeline
Applications are processed in the order received and are typically completed within 24-48 hours.
If the application is approved the applicant will be notified and provided a link to pay the deposit and sign the lease electronically. These are required to be paid and signed within 24 hours of receipt. Once signed and paid the tenant will receive move in instructions.
Our office will handle the move in process, key pick up and move in, utility set up as well as inventory and condition form submission. Once approved our office will handle everything for the tenant. Once the application has been submitted any questions about the lease or process please refer the tenants to our office for assistance.
Move in process
Tenants will receive move in instructions 24 hours before move in, the keys will be waiting for them at the property for move in. Once approved our office will handle everything for the tenant for any questions about the lease or process please refer the tenants to our office for assistance.
Leasing commissions
Agents representing tenants will have commissions paid through our corporate office, this typically takes 30 days to process. We need a leasing invoice and IRS form W-9 in order to process the payment.
Agents “You Lease We Manage” program
Onboarding Process
For agents and landlords participating in the You Lease We Manage program it is important to coordinate the property onboarding process before the property is listed on the market. Our office needs to onboard the owner and property into our program before marketing starts.
It is CRITICAL to have all of the onboarding complete in order to have a dedicated link to the property on our website. Our office MUST screen applicants and ALL leases must have our standard lease terms to be managed by our office.
